What is a bank auction property?
When a borrower defaults on their home loan, the lending bank issues a possession notice under SARFAESI, then auctions the property at a public e-auction. The bank sets a reserve price (usually 10–15% below market) and bidders submit an EMD (earnest money deposit) to participate. Highest bid above reserve wins.
