  • Open the IGRS AP website and choose the encumbrance certificate service.
  • Enter the document number and year, or search by property details and the sub-registrar office.

  • Pay online and download the signed certificate.

Andhra Pradesh also maintains a list of prohibited properties under Section 22-A. The sub-registrar will refuse to register any property on that list, so run the 22-A check alongside your EC search, particularly for land near Amaravati and the coastal belt.

The search returns no results. The property may be recorded under a different survey number, or the office may have been re-mapped after a district change. Try the sub-registrar office search instead of the document number.

The names do not match the seller. Ask for the link documents, such as a gift deed or a succession certificate, that explain how the seller acquired the property.

The period is too short. Some banks reject a 13-year EC for older properties. Order 30 years to avoid a second round.

The certificate shows an old mortgage. Ask the seller for the release deed or a no-dues letter from the lender. Do not accept a verbal assurance.
