When you apply for a US tourist visa, a UK Tier 1 investor visa, a Canadian PR application, an Australian temporary resident visa, or a Schengen visa, the consulate typically asks for evidence of your "ties to India" — bank statements, employment proof, and increasingly, a property valuation report.
What the valuation report needs to show
- Current fair market value of every property you own in India
- Signed by a Government-Registered Valuer (IBBI or Form N — depending on the consulate)
- GPS-verified watermarked photos of the property
- Property address, area, year of construction
- Issued in English on professional letterhead
- PDF + printed copy with valuer's signature and seal
Country-by-country acceptance
USA (B1/B2, F1, H1B): Either IBBI or Form N report accepted. Consulates increasingly prefer IBBI for higher-tier work visas.
UK (Visitor, Tier 1 Investor): IBBI Registered Valuer report preferred. Investor visas require certified market valuation within 90 days of application.
Canada (Visitor, PR, Express Entry): Form N or IBBI accepted for proof of ties; CRA may later request similar for tax reporting.
Australia (Visitor, Skilled Migration): IBBI report accepted; valuer must list IVS compliance.
Schengen (Germany, France, Spain, Italy, etc.): Either cadre accepted; report must be in English with consulate-friendly format.
