When does the bank send a valuer for a home loan — and what to expect

Every home-loan disbursal is preceded by a bank-appointed valuer's site visit. Here's the timeline, who pays, and how to prepare.

The bank-valuer visit is one of the most opaque parts of the home-loan process. Most banks send their empaneled valuer 24–72 hours after your initial documents are accepted. Here's exactly what happens and how to be ready.

Timeline

  • Day 0: You submit home-loan application with property documents.
  • Day 1–2: Bank assigns case to a panel valuer (usually IBBI-registered under Wealth Tax Section 34AB).
  • Day 2–5: Valuer calls you to coordinate site visit (typically within 48 hours of assignment).
  • Day 3–7: Site visit happens. Valuer photographs interior + exterior, measures carpet area, verifies title documents.
  • Day 5–10: Signed valuation report submitted to bank.
  • Day 8–14: Bank credit team reviews; if value supports loan amount, sanction letter issued.

Who pays?

The bank charges the valuation fee to you as part of "legal + technical" processing (₹3,000–₹7,500 depending on bank + property value). It's non-refundable even if your loan is later rejected. Some lenders bundle it into a single "processing fee" line item; ask for the breakup.

Common reasons banks reject the valuation

  • Carpet area on-ground differs from the agreement (>5% deviation triggers re-survey).
  • Title-chain break (e.g. unregistered intermediate transfer).
  • Pending litigation or encumbrance on CERSAI.
  • No occupancy certificate from local authority.
  • Property doesn't match RERA-approved layout.

How to be ready

Keep certified copies of the sale deed, mother deed, EC for past 30 years, RERA registration, occupancy certificate, and last 3 property tax receipts ready.
